When you own a piece of land there are so many possibilities on what you could use it for, and the great thing about it is that you have full control over what’s built and who uses it. If you’re new to owning a bit of land, you might be wondering if there’s anything you should be doing to ensure that you’re doing everything by the book, and also that you’re not going to find yourself in a sticky situation months or years down the line. Luckily, we have compiled this useful article to remind you of a few things that you should be doing as a landowner.
First and foremost you will need to decide what you’re going to use the land for. You more than likely have an idea already if you bought the land, but if you were given it or it came to you from inheritance, you might be stuck on what to do with your stretch of land. Here are some ideas for you to think about:
- Building a home for you to live in or to rent out
Here you will need to ensure that all of the supply lines and all of the building work is done by professionals who can sign off on their work so that if you are going down the route of renting out your property, then you can be sure that the property(s) are safe for people to live in.
- Having an area for businesses to rent from you
Very much like the above, you will need to make sure that all facilities are built properly and that there are plenty of fire exits for businesses to use (and their customers). You will also need to think about getting compulsory purchase compensation for your land so that you can fight your case if a compulsory purchase order is presented to you. There are companies that can help you with this, so check the link out for more information.
- Starting your own business and using your land to build a store or offices
Don’t forget to make sure that all areas of the build are safe, and that like above, there are plenty of visible fire exits for customers and staff.
- Self storage facilities
A locked facility is a useful idea here because people will be renting out a space to store belongings and need to know that their storage container isn’t going to be broken into. Think about installing security cameras and hiring staff to man the grounds.
- Education and recreation
This is a fantastic idea to allow people to come and learn about nature and also have the chance to ride dirt bikes among many other activities. Be sure to enforce safety rules so that you don’t end up with a lawsuit on your hands.
There are of course, many more things that you could use your land for, check out this list of ideas if none of the above appeal to you.
